What does the HVAC maintenance plan include?

Twice a year, our HVAC technicians perform a full maintenance check and tune up. We service all major brands of furnaces, air conditioners, heat pumps, and ERVs.

    3. Measure amp / voltage readings on electrical components.
    4. Check and clear condensate line as needed.
    5. Lubricate any non-sealed moving parts.

    7. Measure system capacity and track over time.
    8. Clean blower on air handler/furnace.
    9. Waived trip charge for any return repair within 60 days of last service.

How much does a maintenance plan cost?

Our HVAC maintenance plan is billed annually and includes two service appointments as well as a 10% discount on replacement parts and a waived trip charge for any return repair needed within 60 days of the last service.

One year of the HVAC maintenance plan costs $249 for first HVAC system and $200 for each additional system. If you have an ERV, you’ll get a reduced rate if you’re doing both the ERV and other HVAC systems.

What are signs that my AC or heat pump needs service?

Some signs that you need to service your AC or heat pump:

Here’s the difference:

HVAC service refers to when you need a repair done or when there’s a problem with your heating or cooling system.

HVAC maintenance refers to taking preventative measures that help improve the performance and extend the life of your system.

HVAC service usually involves diagnosing and fixing issues such as leaks, noises, low airflow, faulty thermostats, etc. HVAC maintenance usually involves inspecting and cleaning components such as filters, coils, ducts, fans, etc.

HVAC service is typically done on an as-needed basis when you notice a problem with your system. HVAC maintenance is typically done on a regular schedule (such as once or twice a year) to prevent problems from occurring.

How do I keep my AC running in extreme heat?

Excessive heat causes your AC or heat pump to work harder and longer to keep your home cool. Continuous operation increases wear and tear on the component parts of the system.

It can also create high head pressure in the refrigerant circuit, which can damage the compressor or cause it to shut down completely.

Lighten the Load on Your AC or Heat Pump

Your heat pump or AC can cool your home more easily (and reliably) if you avoid adding extra heat to your home.

The following tips should come as no surprise to anyone who has lived in Phoenix for any length of time, but sometimes a small reminder can make all the difference.

    1. Thermostat: Set your thermostat to the highest temperature that feels reasonably comfortable to you. If you set your thermostat to low, it will run continuously and struggle to keep up with extreme temperatures in Phoenix.
    2. Cover your windows: Sun screens make a big difference. You can also use shades or drapes to block the sunlight.
    3. Fans: Run fans to keep cool, BUT only run fans when you’re in the room. Fans cool people not rooms. Running fans in rooms without people can actually add heat.
    4. Appliances: Avoid heat-producing appliances (such as ovens, stoves, dishwashers, clothes dryers, etc.) during the peak heat of the day.

How can I get my HVAC system ready for the winter in Phoenix?

The same goes for your HVAC system, which needs regular maintenance to improve its performance and last longer. In addition to regular HVAC maintenance, here are some other priorities to prevent costs repairs in the months ahead.

Replace Your Air Filter

We recommend going with a filter that is at least MERV 11. 

Changing the filter in your central air system is essential to protect the air quality in your home. Filters with a MERV rating of 13-16 can remove up to 95% of the airborne particles. If you have a ductless heat pump, consider going with a two stage catechin filter, which can also eliminate germs, bacteria, and viruses that may harm your health.

Program Your Thermostat

If you have a gas furnace, you can program the thermostat to lower the heat when you sleep or leave the house. ENERGY STAR estimates that programmable thermostats save an average homeowner about 8% every year on their heating and cooling bills. 

Check Pipes for Any Signs of Corrosion

Make sure your water pipes aren’t leaking or corroded. Start by inspecting all the pipes that are visible, especially at the points where they connect to walls or the foundation.

If you notice green stains around brass and copper fittings or shutoff valves, it could mean that there is corrosion or electrolysis caused by different metals touching. This can result in leaks and bad connections if you don’t address it.

Other Odds and Ends for Fall Maintenance

The following aren’t specifically related to HVAC maintenance, but we want to call out a few other priorities to make sure your home is ready for the winter.

Check your siding

In particular, look for any indications that the paint is peeling, the brick mortar is missing, or the stucco is cracking on the siding of your house. You should also watch for stains on the siding, which could mean a water problem or an issue with your roof.

Inspect your roof

Look for cracks, missing shingles, or crumbling pieces on the roof. Different types of roofs have different signs of wear and tear.

For asphalt roofs, you should look for dry, blistering, alligatoring, or curling shingles; for slate and tile roofs, you should look for broken pieces; and for flat roofs, check for holes.

Pay special attention to any areas where trees or their branches hanging over your roof. These are areas where animals can get access, and Bri tends to pile up, potentially causing damage.
